Handy, leafy suburbs top buyers' list | Realestate | Real Estate ...

IT'S not on the coast and doesn't boast sweeping harbour views, but North Rocks has catapulted into contention as one of the most desirable places to live.

The family-friendly suburb near Parramatta has come from nowhere to shoot up the quarterly list of Sydney's 10 most popular suburbs for buyers, based on the number of online views per listing at realestate.com.au.

Kirrawee in the Sutherland Shire attracted the most clicks per listing, followed by Freshwater on the northern beaches. Those suburbs retained their place in the list from the previous quarter, while the other eight were newcomers, led by North Rocks.

It has long been a hidden secret - until now - with its median price of $671,000 much cheaper than neighbouring Carlingford and Pennant Hills.

"It's a similar location at a lower price point," RP Data research analyst Cameron Kusher said yesterday.

He said the median price in Kirrawee was $667,500 "which is pretty cheap for the Sutherland Shire".

The attractions of the top 10 suburbs on the list are affordability, transport, good lifestyle opportunities and better deals than in neighbouring suburbs.

The most interest has been in the $500,000 to $800,000 price range and experts believe low rates and positive sentiment have sellers well placed to capitalise.

"First home buyers aren't active but middle sections are boosting that price bracket," Mr Kusher said.

An increase in interest is always good for sellers, but even more so in the current climate, where demand is outstripping supply.

"The great news is that current buyers are more open to buying and also negotiating," Chris Mourd, LJ Hooker's head of network Australia, said. "Properties in suburbs like Kirrawee and North Rocks are shortening their days on the market because they are well placed for committed buyers."

North Rocks was the quarter's big mover, growing from 2400 online visits in September to 9500 visits in February.

"North Rocks has access to great schools, including Loreto Normanhurst, The Kings School and James Ruse," Positive Real Estate director Sam Saggers said.

"It is also well placed economically, near Parramatta."Good transport options are also important for families, said Peter Kelaher, director of buyer's agency PK Property.

"Parents want to be able to get home in time to put the kids to bed and not just be a weekend mum or dad," he said. "North Rocks has easy road access to Parramatta, the city and the north coast."

North Rocks couple Matthew and Jacqui Stone listed their Hampden St house and began fielding offers immediately.

"We're hoping for more than $770,000," Mrs Stone said. "Then we'll stay local. The area is very convenient, near the M2, buses to the city and Parramatta."

Flavio Romano, 42, grew up in the city but was looking for a different lifestyle for his two young children, Roberto, 5, and Mark, 2.

He found it in North Rocks.

"I wanted to live in a place where there were spacious green areas and kids could grow up in a safe environment," he said. "We are blessed with sports fields here and I go for a run through the Parramatta Reserve."
